Covering Orpington from Shirley

We are based on The Glade in Shirley, on the Croydon side of the border with the London Borough of Bromley, and the A232 takes us out through West Wickham to Orpington. We work right across BR5 and BR6: the town centre and the roads off the High Street, Petts Wood, St Mary Cray, Crofton and Farnborough, and out to Green Street Green, Chelsfield and Pratts Bottom.

The houses and roofs you find here

A great deal of Orpington was built in the 1930s, and it shows on the rooftops. Many of the semis and detached houses around Petts Wood, Crofton and Green Street Green have hipped roofs in clay or concrete plain tiles, a front bay with its own small roof, and a chimney stack shared with the house next door. Near the station and the old village centre at St Mary Cray there are Victorian and Edwardian terraces in slate or clay. The post-war estates, and plenty of the bungalows and chalet bungalows round the town, are mostly covered in concrete interlocking tiles, and a lot of homes have since gained a flat-roofed extension, a garage or a dormer.

What tends to go wrong on them

On a 1930s roof the trouble usually starts at the hips and the ridge, where the capping tiles sit in mortar that cracks and washes out over the years, and at the bay, where a short slope meets the front wall with a strip of flashing that is easy to forget about. Plain clay tiles can flake and crack after many winters of frost, and once their nails rust through they start to slip. Concrete interlocking tiles wear well but hold moss, which ends up in the gutters below. Flat roofs on extensions and garages wear out faster than any pitched roof, and tend to split along the edges or hold puddles in the middle.

The work we do on roofs like these

Most of it is repair: refixing or replacing slipped tiles, re-bedding ridge and hip tiles, renewing the lead round a chimney or a bay, and tracing a leak back to where it really starts. When a roof has been patched too often, or the tiles are failing all over, we will say so and quote for a new roof in tile or slate instead. Either way, we look before we quote.

Flat roofs, dormers and gutters

Chalet bungalows and loft conversions put a lot of roof where you cannot see it from the ground, such as the felt on top of a dormer and the lead down its sides. We repair those, and lay new flat roofs on extensions and garages when the old covering has had its day. Streets close to the woods in Petts Wood, and houses with big gardens round Chelsfield, get more than their share of leaves, so we clean gutters, fix leaking joints and replace guttering, fascias and soffits that have rotted.

What customers say

In their own words, from our Google reviews. Read more reviews.

  • “We had a leak in our roof that was causing our internal wall to show damp. ... After speaking to Reme on the phone, he promised to come out the next day to have a look, which he did. He diagnosed the problem straight away and sent me a quote that evening, which I accepted. He arranged for scaffolding to be erected that weekend as we have a townhouse, and that week came out and fixed the guttering and replaced some tiles, and did some repointing to the ridge tiles ... Would definitely recommend.”

  • “Called TSR for a flat roof repair, they came and quoted me in a couple of days and it was a very reasonable price. The job was finished quickly and efficiently and we haven’t had a leak since. Really happy with the service!”

  • “Reme and the TSR team provided us with excellent service, a major overhaul of our high level roof plus repairs to/painting of soffits and fascia boards ... The scaffolding team working with Reme was extremely careful and worked around some difficult access problems to facilitate the roof repairs. Photographs of the roof pre and post the work gave confidence that the work was needed and had been carefully completed. Reme was excellent with his communication, time keeping and general management of the project. He also came back personally to deal with a couple of snagging items after the main work was completed, a welcome attention to detail. Highly recommended.”

Questions about roofing in Orpington

Do you cover Petts Wood, Chelsfield and Green Street Green?

Yes. All of BR5 and BR6 is in our area, from Petts Wood and St Mary Cray through the town centre to Farnborough, Green Street Green, Chelsfield and Pratts Bottom. If your road is right on the edge, ring and ask.

Do you work on bungalows and chalet bungalows?

Yes. A bungalow roof is lower, so a small repair can sometimes be reached without a full scaffold. Chalet bungalows have dormers and flat sections that need the same care as any other roof, so we look at the whole thing and tell you what we find.

My 1930s semi shares a chimney with next door. Can you still repair it?

Yes. On many semis the stack sits on the line between the two houses, so it is worth talking to your neighbour before work starts, especially if the whole stack needs re-pointing or a scaffold has to stand on their side. We will look at the stack and its flashing and explain what it needs.

What does a roofer in Orpington charge?

It depends on the job, the roof and how we get to it, so we do not guess from a photo. We come out, look at the roof, and give you a free quote before any work starts.

How soon can you get out to Orpington?

Ring us on 07956 058079 and we will tell you when we can get there. We answer from 7am to 7pm.

Do you clean gutters in Orpington?

Yes. Gutters under trees can fill up in a single autumn. We clear them with a gutter vacuum, check the downpipes, and put right any joints or brackets that are leaking while we are there.
