Victorian Beckenham, Penge and Anerley

Around Beckenham High Street and Kelsey Park, and through much of Penge and Anerley, the houses are mostly Victorian and Edwardian: terraces, semis and tall villas, many of them now split into flats. Their roofs are usually slate or clay tile, with tall chimney stacks and lead valleys. Some terraces also have a hidden valley gutter between two slopes that drains out through the back wall. Those gutters block with leaves and silt, and can overflow into the house before anyone notices. The chimneys on these houses are often tall and exposed, so the pointing near the top and the flashing at the base take a lot of weather.

1930s West Wickham, Eden Park and Elmers End

Much of West Wickham and Eden Park, and parts of Elmers End, went up in the 1920s and 1930s: rows of semis and detached houses with hipped roofs in plain tiles, bays at the front and, by now, plenty of loft conversions with dormers. On these roofs the jobs are more often re-bedding hips and ridges, replacing slipped plain tiles, renewing the lead on bays and dormer cheeks, and repairing the flat roof on the back extension.
