Roof repairs in Orpington
Leaking roof, slipped tiles or a ridge coming loose in Orpington? We come out from Shirley, find where the water gets in and give you a free quote for the repair.
Finding the leak, not just the stain
The mark on the ceiling is rarely right under the hole. Water can run along a batten, a rafter or old felt before it drips, and in a loft conversion it may come out halfway down a sloping ceiling. So we go up on the roof first and work out where it is getting in. Only then do we quote, so the money goes on the cause and not the symptom.

Hips, ridges and bays on 1930s roofs
Many of the semis around Petts Wood, Crofton and the town centre have hipped roofs, which means more mortar-bedded tiles than a plain gable: a ridge along the top and a line of hip tiles down each corner. When that mortar cracks, the tiles loosen and rain gets in underneath. We re-bed them or replace them. The small roof over a front bay is another common source of leaks, usually at the line where it meets the wall, and that is a job for new lead flashing.
Slipped tiles and tired nails
Plain tiles are small and there are a great many of them, each hung on a batten by its nibs and some of them nailed. Over the years nails rust and nibs snap, and a tile slides down and leaves a gap. One or two can be refixed or replaced. If tiles are slipping all over a slope, the fixings are probably failing everywhere, and we will tell you if patching no longer makes sense.

Moss, concrete tiles and blocked gutters
On many post-war houses and bungalows, around St Mary Cray, Green Street Green and elsewhere, the roof is concrete interlocking tiles. They are tough, but moss grows thick on them and washes down into the gutters. A blocked gutter then spills water back under the bottom row of tiles or down the wall, which can look exactly like a roof leak from inside. We clear and repair the gutter and check the tiles above it.

“Swift response, very fair quote and efficient work.”
GoogleFlat roofs on garages, extensions and dormers
A lot of Orpington homes have a flat roof somewhere: a garage, a kitchen extension, the top of a dormer. Felt cracks and blisters with age, water sits in the dips, and leaks find the joins and the edges. A single split can often be repaired. A roof that has failed in several places is usually better replaced, and we will say which once we have been up there.
When a repair is not enough
If the tiles, battens or felt are worn out across the whole roof, more repairs only buy time. We will tell you so and quote for a new roof in tile or slate. For the other work we do around Orpington, from fascias to chimneys, see our Orpington roofer page.

What customers say
In their own words, from our Google reviews. Read more reviews.
“We had a leak in our roof that was causing our internal wall to show damp. ... After speaking to Reme on the phone, he promised to come out the next day to have a look, which he did. He diagnosed the problem straight away and sent me a quote that evening, which I accepted. He arranged for scaffolding to be erected that weekend as we have a townhouse, and that week came out and fixed the guttering and replaced some tiles, and did some repointing to the ridge tiles ... Would definitely recommend.”

Questions about roof repairs in Orpington
How much does a roof repair cost in Orpington?
It depends on what is wrong and how we get to it, so we do not guess from a photo. We come out, look at the roof, and give you a free quote before any work starts.
Do I need planning permission to repair my roof?
Usually not. Repairing a roof, or replacing tiles like for like, does not normally need planning permission. If your house is listed, or sits in one of the conservation areas in the borough, check with Bromley Council before work starts, as different rules can apply there.
Can you tell where my roof is leaking from?
Yes, and that is always where we start. We check the tiles, ridge, flashings, valleys and gutters until we find the way in, then explain what we found before we quote.
Is one slipped tile worth a call?
Yes. A single gap lets rain onto the felt and battens underneath, and on an older roof with no felt it lets rain straight into the loft. Putting one tile back is a small job next to drying out a ceiling.
Will my repair need scaffolding?
It depends on the height of the roof and where the problem is. A bay roof or a bungalow can sometimes be reached without one; a ridge on a two-storey house usually needs a scaffold. We tell you which when we quote, and we arrange it.
