Roof repairs in Bromley

Roof leaking in Bromley? We are just over the border in Shirley. We find where the water is getting in, explain what we found and give you a free quote for the repair.

Leaks that keep coming back

When a roof has been patched and still leaks, the first repair was usually in the wrong place. On the bigger houses in Bromley, with valleys, dormers, stacks and several slopes, there are many ways for water to get in, and it can travel a long way inside before it shows. We go over the whole roof, not just the patch, and trace the water back to its source before we quote.

Slate roofs and rusting nails

Many of the Victorian houses in Bromley, Shortlands and Bickley are roofed in natural slate. The slate itself often outlasts the nails holding it. As the nails corrode, slates slip one at a time, and you may find pieces on the path or in the gutter. We refit slipped slates with clips and replace broken ones. If slates are coming loose right across a slope, the nails are failing everywhere, and stripping and re-laying that slope is the repair that lasts.

Valleys, flashings and hidden gutters

Where two slopes meet, a valley carries the water off both, and old lead valleys crack or wear thin. Where a roof meets a chimney, a wall or a dormer, lead flashing seals the join, and it can lift or split. Some older houses also have a hidden gutter behind a parapet or between two slopes, which blocks and overflows out of sight. We clear what is blocked and replace worn lead with new.

Tile roofs in Hayes and Bromley Common

The 1930s houses south of the town centre mostly have plain tile roofs, with hips and ridges bedded in mortar. Cracked mortar, cracked tiles and tiles slipping off rusted nails are the usual causes of leaks there, along with the bay roof at the front. These are smaller repairs, done with matching tiles wherever we can get them.

When the gutter is the leak

Damp on an upstairs wall is not always the roof. A gutter with a failed joint or a sagging bracket can pour water down the brickwork every time it rains, and a blocked downpipe can back water up under the tiles. We check the gutters as part of finding any leak, and repair or replace them when they turn out to be the cause.

Questions about roof repairs in Bromley

What will a roof repair in Bromley cost?

It depends on what is wrong and how we get to it, so we do not guess from a photo. We come out, look at the roof, and give you a free quote before any work starts.

My roof has been repaired before and still leaks. Can you help?

Yes. We start again from the outside, check every likely way in, and only quote once we know which one it is. If an earlier repair is the problem, we will show you.

My house is in a conservation area. Can you still repair the roof?

Yes. Repairs that match what is already there, such as like-for-like slates and tiles, do not usually need permission. In a conservation area or on a listed building, changing the materials or the look of the roof can need consent, so check with Bromley Council first if anything will look different.

Slates keep turning up on my path. What does that mean?

Usually that the nails holding them have rusted through. A few can be clipped back into place, but if they keep coming down, more are on the way, and we will look at the whole slope and tell you whether it needs re-laying.

Do you repair storm damage in Bromley?

Yes. After high winds, look from the ground for gaps in the tiles, ridge tiles out of line or lead that has lifted, and send us photos on WhatsApp. We will come and check it properly from the roof.

How quickly can you come out to a Bromley roof?

Ring us on 07956 058079 and we will tell you when we can get there. We answer from 7am to 7pm.
